I have invested in two properties and one has foreclosed (ELEVATE 23Thirty COBB) and i can understand as it was the dreaded bridge loan and the rate cap fiasco. however the other property Marbella Place, had fixed rate for 12yrs and 6yrs of interest free and the distributions went well briefly until it was cut in half and subsequently stopped. The property kept bleeding with lot of vacancy and deliquency and at last the property management changed hands and was noted that the previous property management had thoroughly mismanaged.The Asset management should have been more diligent. capital call has been funded but the propery is still in the red. This property closed in jan 2021 with fixed rate and should have been managed well. Cant trust with further capital. I would say The management is making various plans to make it right with the investors if one invests into a HYGRO FUND but this was probably not needed if the management would have been right.
