Disappointing Leadership and Lack of Transparency
Honestly, this has been a really disappointing experience. The group did a great job highlighting all the benefits of investing with them and their vertical integration, but the actual experience has been very different. I’ve now received my fifth capital call, and I’m increasingly frustrated with the lack of transparency and accountability from leadership. They also let go of the person who was my main point of contact and, frankly— a big reason I invested in multiple deals with the group in the first place. She was first-class and extremely helpful. What’s most frustrating is that they continue to act like everything is business as usual when many properties haven’t paid a distribution in years, they’ve done several capital calls, and continue buying more properties.
My Bet on Debt
I invested in their Debt Fund which was lending to financially distressed multifamily assets. To date, the fund has been consistent with distributions. There aren't many updates per se on what the fund has lent on or anything of that nature. Most emails regarding the deal are just notices of distributions being sent. It would be nice to see what activity is actually going on in the fund. The team is very knowledgeable in the multifamily space and one of the founders has a background in commercial banking/lending. I have had a positive experience with them to date and have actually referred them other investors. Hopefully they keep delivering on the expectations set.
