Who We Are

Our principals have deployed over $150MM across 6,500+ pads, partnered with 12+ GP teams nationwide and have taken numerous communities full cycle, having delivered a net 19% IRR to LPs. We bring a rare combination of operator and allocator perspective that drives better sourcing, underwriting, and structuring.

Our 2026 Fund

• 15 to 20 deals across 5 to 10 operating partners
• 7+ U.S. markets
• 5+ strategies including infill execution, POH conversions, and infrastructure upgrades

Direct Deal Access

• SPVs starting at $100K for single-deal access
• 1031 Exchanges starting at $1M for tax-advantaged deployment
• Joint Ventures from $2M to $10M+ for tailored co-investment

These structures represent approximately 80% of our capital deployment and are often not broadly distributed.

Investor-First Terms

• 100% of returns flow through to LPs
• No promote at the fund level
• 1% asset management fee as our only direct compensation

Unlike a typical fund of funds, we layer nothing on top of the underlying GP economics. The improved terms we negotiate with partners often more than we negotiate improved terms and/or lower effective minimum investment amounts with our operating partners which more than offset that fee, putting investors in a net better position than going direct.
